We’re over a month into 2025 and seeing some interesting activity along the Front Range. Boulder County saw less pending and closed sales compared to last year at this time while Larimer County saw an increase in both metrics. While pending sales are down, Weld County saw a 15.6% increase in closed sales compared to last year. Mortgage interest rates were in the upper 6%range at this time last year so it is significant that we are seeing more buying activity on the market. New listings were up in all three counties with Weld seeing a 10.2% increase, Larimer 16.6%, and Boulder County saw a 5.6% increase. Homes are staying on the market a few days longer before going under contract compared to last year. However, while we don’t have February’s data yet, I am seeing some homes fetch multiple offers and going under contract over list price. It is an anomaly to see this, but it is happening. The Percent of List Price Received year over year was slightly down in the month of January but I suspect it will show an increase when we look at February’s data based on some of the yet to be recorded market activity that I am seeing. The amount of inventory has gone up along the Front Range, in part because of some homes staying on the market longer, but also because we are seeing more listings coming on the market. We are promised a more active Spring market now that the election is over, at least that is historically what has happened in 9 out of the last 11 elections, regardless of which party has won the White House. Based on what I’m seeing out there, there is some good activity on the market. What would bring more buyers on the market is lower mortgage interest rates. We’ll see if that happens, and if it does, we’ll see a very robust Spring market. If it doesn’t, there is still a segment of the market that is willing and able to buy a home in this market despite the affordability factor that sidelines so many prospective homeowners.
