Building a relationship with your clients allows for a smoother close, higher customer retention, and an overall more enjoyable process for both you and your client. It is very easy for a sales person to fall into a habit of skipping over the relationship-building phase of their sales presentation. This usually comes from some failed presentations where a relationship was strong.
