Realty Income is hitting new lows on news of their Spirit Realty acquisition. We start by looking at why this REIT is different from all other contenders in its category - net lease REITs. Realty Income has been managed exceptionally well such that their monthly dividend has increased every quarter for 104 quarters in a row. That track record is only possible through financial discipline, and over the past decade they've managed to push their payout ratio to 75% which provides plenty of buffer for future dividend increases. As for the Spirit Realty acquisition, the two companies have surprisingly complementary portfolios which overlap across the board. Now you can buy it with a 5.7% yield and then start that dividend snowball compounding. There are concerns that the company's size post-acquisition will make growth more difficult to come by, but they'll also enjoy better access to debt. We've been holding O stock for close to two decades and believe it's one of the best REITs out there to own.
