When you are selling your home, there are a few things you should NEVER say!
1. Never Say Your Home is Perfect - No home is perfect and stating it as such can set you up to look like a liar if something comes up on an inspection! Always be honest about what you know about your home.
2. Never Say How Long It's Been on the Market - In today's market, people expect a house to sell at a ridiculously fast rate and even an average time for a home to be on the market may seem like forever. They have ways to find out how long it has been on the market, but you discussing how long can give a negative thought to the buyer as to why it's not "flown off the shelf".
3. Never Hide Any Issues - Always disclose issues you know about. This builds trust between you and the buyer and you and your agent. If you try to hide known issues, this can not only cost you a sale, but can lead to a law suit down the road depending on what facts you hid.
4. Never Talk About What You Wanted to Fix - Never tell a buyer all the things you wanted to do to your home but didn't have the time. This will only point out all the things you see as negative. The buyer may love everything they see, but if you give ideas of how it could have looked better, they may decide they don't want to live somewhere that has those issues.
5. Never Discuss Any Pricing - If you discuss pricing with a buyer, this ties your Realtor's hands in being able to negotiate the best deal for you. It also might get you stuck accepting a lower amount if a buyer knows what your bottom line is. Also, stating all the things you spent money on fixing up the house won't mean anything to the buyer in terms of an amount they are willing to pay.
