1. An Agent Doesn't Have to Expend Much Effort to Help a Buyer or Seller Today - Agents work very hard for their clients to market their properties, to find the right property for their clients and to help make their community better.
2. Once a Property is Under Contract, Everything Goes on Autopilot - There are so many moving parts in a transaction that can go wrong and cause unseen issues that an agent works even behind the scenes to make things work (seemingly) as smooth as possible.
3. Selling Off Market is a Better Deal for the Seller - No! In a highly competitive market, you can lose a lot of money without competition from several buyers. You also may not have buyers with a professional helping them make sure they have proper financing etc.
4. You Don't Need to Do Anything to Prep for Sale in the Current Market - So many things you can do that can increase the appeal of your home to more interested buyers and thus put more money in your pocket. Plus, no matter what the current market is, Buyers are still as picky about a house they buy and about how much money they are going to have to put into a new home potentially.
5. Everything I Need to Know About Buying or Selling a Home Can Be Found Online - Realtors have dealt with so many diverse situations that their experience can help you to know what professionals that may need to be contacted in varying situations to get the answers and help you need during the course of your transaction. Not one transaction works exactly the same way.
6. It's Okay to Over Price Your Property, Since There is So Little to Buy - Overpricing can cause your property to go stale which can turn into a bigger reduction on price to move it. Appraisers won't necessarily appraise a house that is overpriced for the price a seller wants to sell their home for which could kill a sale. Properly or even lower priced properties can not only get a seller what they want for a property, but possibly even more.
7. As Long as Sales Are Happening, Agents Are Getting Paid - Agents have a lot of expenses along with what they make plus a lot of hours invested. Brokerages get paid by their agents. Agents must pay taxes on their commissions (it's not automatically deducted). In some instances, certain transactions don't actually make an agent money. Revenue is not the same as "making money".
8. Selling "As Is" is the Way to Go, Especially in This Market - Maybe or maybe not. In some homes this is the best thing for the client, in other times it can create a problem in moving the property because people think that means you can get a discount (when the property is already priced accordingly to the As Is condition).

I Can Get a Better Deal on a Property that Isn't Listed - Certain disclosures may not be told to the buyer if off market because it's not required if it's not listed, which means a buyer can buy a property with issues that they may know nothing about ahead of time. Also, a seller may think they have the best price for their home,
