The reality is that all buyer's agents sell their clients. It's really not until you get under contract as a listing agent that you'll see if the buyer's agent told you the truth or sold you a bill of goods.There are signs a buyer's agent can pick up on in the beginning. Signs that their client may or may not be as serious or realistic as they would have hoped. Most agents (especially new agents) will continue working with these types of buyers because they want (hope 🙏) to see all of their hard work pay off. BUT sometimes, it may be necessary to cut ties. Aka fire your client and put your energy elsewhere. Especially, if the client is draining your energy and exhausting your time.
