1. Not Enough Prep for Indoor Photos - Don't leave a mess in your home on picture day for your listing. Neat rooms with as little personal items showing as possible. Good lighting.
2. Not Enough Prep for Outdoor Photos - Take photos on nice days when the home is in the best light possible. Pick up stuff out of the yard and even make sure your landscaping looks neat.
3. Pets or Pet Related Items in Photos - Pet food dishes, crates, litter boxes or pets themselves may turn off a lot of buyers if they see them in your listing photos.
4. Clutter - Don't leave piles of dishes in the sink, stacks of paper on the counter or even magnets on the fridge. Eliminate anything that looks like clutter before your pictures are taken.
5. Close Up Photos - A close up picture of your couch or the corner of a room won't help sell the whole house. Neither will pictures of a faucet or toilet. General pictures of the rooms are what is most important.
6. Too Many Photo Enhancements - Don't make the pictures so unnaturally good that buyers will be disappointed when they walk through the door for a showing.
7. Not Enough or Too Many Photos - Not enough photos (like 3 pictures of just the outside of a home) will leave buyers wondering what is wrong with the inside of the home and too many photos of every single detail may bog down buyers so that they lose interest to see the home at all.
8. Political, Risqué & Taxidermy Photos - All three of these things can turn off potential buyers so they are best put up not only for the listing photos but in general while showings are happening. All are personal taste and you want to market a HOUSE and not your HOME. Keep all those things ready to put into your new house.
