HUD testers are people who test for discrimination in the housing market. If a HUD tester were to think you were discriminating against a certain community, you can be summoned to court and you will be asked to testify.If I put an ad out for a house, I cannot just give a blanket statement like “no felonies.” In order to not be put on trial for discrimination, I must clarify “no felonies for ____ years.”The reason we try and avoid felons buying or renting our properties is because history is a direct reflection of the future.
